  • Grievance Day is the 4th Thursday in May. 5/26/2022 at Tannery Pond 11am-3pm &  4-8pm.- Board of Assessment Review meets for Formal Assessment Reviews

Mission 🎯
The principal mission of the Assessment Office is to maintain a fair and equitable assessment roll. This is the foundation for the levy of taxes by:
  • Warren County
  • Town of Johnsburg (including Fire & EMS districts)
  • Johnsburg, North Warren and Warrensburg Central School Districts
The Assessment Roll consists of property valuation and tax exemptions

Services ​🛠
  • Determine and maintain assessments, property inventory records, maps, ownership and exemptions on 3,600 parcels.
  • Ensure assessments are based on the property's current inventory by inspecting new construction & improvements made to existing structures.
  • Process and analyze sales and transfers of property
  • Assist taxpayers with completing their exemption applications and determine their eligibility... over 900 exemptions are administrated
  • Work with town board, planning & zoning offices, town engineers, highway department, tax collectors, special districts, attorneys, realtors, and appraisers on a multitude of projects and information exchange
  • Assist the public with general data, valuation and equity questions, exemptions and grievances.

Mailing Address 📬

Your mailing address information is maintained by the Assessor's Office as the primary means of the Town corresponding with you.  Help us keep our records current by informing us of any changes of address. You can do this by calling or emailing the Assessor or using our online property mailing address change form 🔗

Assessment Review 🔎
  • ​Informal Review Process -  Property owners have the opportunity to discuss their assessment on an informal basis at any time with the Assessor. If you feel your assessment is incorrect then you must provide the Assessor with reasonable information, based on market sales, that supports your opinion of market value.
  • ​Grievance Day is the 4th Thursday in May. 5/26/2022 at Tannery Pond 11am-3pm &  4-8pm. Please do not hesitate to contact me prior to this date to discuss your assessment.
Assessment Facts 📋
  • Johnsburg assesses property at a full value. This is a Town Board decision. The Level of Assessment/Equalization Rate is 100% for 2022​
  • Number of parcels ~ 3600 (Residential 1700, Vacant Land 900, Parks/Wild/Forest 750, Commercial 100)
  • Land Size ~ 207 Square Miles or 132,480 Acres
  • The State of NY owns ~58% of the land and it's deemed “forever wild”
  • There are 1600 homes...fewer than 40% of the homes are owned by year-round residents

Residential Tax Exemptions 📝
  • STAR Basic ~ School Tax Relief Exemption for owner-occupied primary residences for any age, income less than $500,000.
  • STAR Enhanced ~ School Tax Relief Exemption for those 65 and over, income must be under $88,050 and property has to be the primary residence. 
  • Senior Citizens ~ Property Tax Exemptions for seniors 65 and over with limited income. Property must be the primary residence. Total annual income for all people residing in dwelling from all sources must be less than $32,400.                  * This exemption requires annual renewal locally with the Assessor *
  • Veterans ~ Property Tax Exemptions for those who served in any Branch of the Armed Forces and have been honorably discharged.  Wartime and Cold war periods apply.  The property must be the primary residence.  Copy of DD214 (Service Record) is necessary to process application.

The Johnsburg Town Board appoints an Assessor, according to New York State law, once every six years. Letitia Williams, NYS Certified assessor, Acting Assessor Term Starting 10/1/2019.
